Why Two Buyers Can Make the Same Offer… and Have Very Different Results

One of the biggest misconceptions I hear from buyers is something like this:

“If I offer the same price as someone else, we should have an equal chance of getting the house.”

Not necessarily.

I’ve seen two buyers submit nearly identical offers on the same property—with the same purchase price—and one is accepted while the other isn’t.

So, what made the difference?

The truth is that sellers don’t just compare the price. They compare the entire offer.


Price Is Only One Piece of the Puzzle

Imagine you’re selling your home.

You receive two offers for $500,000.

At first glance, they look identical.

But then you start reading the details.

One buyer has:

  • A larger deposit.
  • Financing already in place.
  • A closing date that works perfectly for you.
  • Fewer conditions.
  • Flexibility if you need it.

The other buyer has:

  • A much smaller deposit.
  • A financing condition.
  • A closing date that creates challenges.
  • Several additional conditions.

Even though both buyers offered the exact same amount, one offer provides much more certainty.

And certainty has value.


It’s Not About Winning at All Costs

This doesn’t mean you should remove every condition or take unnecessary risks.

In fact, I often advise buyers not to.

The goal isn’t to make the riskiest offer.

The goal is to make the strongest offer for your situation while still protecting yourself. And with that, there are many options you, as a buyer, might not know about.

That’s where strategy comes in.

Buyers Should Think About This Before It’s Too Late

Most buyers spend months scrolling through listings.

Very few spend time learning how offers actually work.

The problem?

By the time you’ve found the one, emotions are high, timelines are tight, and there isn’t much time to develop a strategy.

The strongest buyers don’t wait until offer day to start thinking about:

  • Their budget.
  • Their financing.
  • Their ideal closing date.
  • How much deposit they’ll provide.
  • Which conditions they truly need.

Those conversations should happen long before you fall in love with a house.


Every Seller Is Different

One seller may care most about getting the highest price.

Another may need a very specific closing date.

Another may simply want the offer that feels the least likely to fall apart.

Understanding what matters to the seller can completely change how an offer is written.

Final Thoughts

Buying a home isn’t just about finding the right house.

It’s about knowing how to put your best foot forward when the right house comes along.

Sometimes the strongest offer is the highest price.

Sometimes it isn’t.

And sometimes, two buyers offer exactly the same amount… but one understands the strategy behind the offer, while the other doesn’t.

That difference can be the difference between getting the keys—or watching someone else move in.
